Hanover Company has initiated the construction of a two-building industrial complex in Gambrills, located at 765 & 775 Crain Highway North, aimed at addressing the critical shortage of Class A industrial spaces in the Baltimore-Washington corridor. This development is strategically situated to provide easy access to major transportation routes, including Maryland Route 3 South, Interstate 95, and Interstate 97, enhancing connectivity to the Port of Baltimore, BWI Airport, and the broader metropolitan areas.

The complex comprises two buildings: Building 1, offering 170,474 square feet with 36-foot clear heights, and Building 2, spanning 216,989 square feet with similar specifications. Designed to cater to modern logistics operations, both buildings feature extensive parking, trailer stalls, and multiple dock and drive-in doors. Dan Gordon, Regional Development Partner at Hanover, highlighted the project's significance in bridging the industrial infrastructure gap in the D.C. market, leveraging the region's logistical benefits.

Comerica Bank's VP of CRE Finance, John Kamerman, shared his enthusiasm for the collaboration with Hanover, reflecting the bank's dedication to supporting community growth and innovation. The project, with MGMA as the architect, Doyle Construction as the General Contractor, and Cushman & Wakefield managing leasing, is expected to be completed by July 2026. David Hudson, President of Hanover’s Industrial Platform, commended the regional team for their perseverance in advancing the project amidst challenging market conditions, with plans for further industrial developments in key U.S. markets announced for 2025.
